Meet Jonathan Livnat | Real Estate Agent

We had the good fortune of connecting with Jonathan Livnat and we’ve shared our conversation below.

Hi Jonathan, what was your thought process behind starting your own business?We were in the process of buying a house in Atlanta ( after moving from North Carolina) back in 2010, and the experience was terrible overall. We had two different agents (one of which is where we’re from, so we thought it would be more helpful, but it wasn’t). One agent hardly went inside the homes and let us tour it alone. She did not bother seeing the house, nor was she able to point out potential issues to address any of our concerns while seeing houses or to suggest solutions to problems we saw ( or thought we saw) with the house. The type of agent that is after the ” check” and that could care less about if the house we bought is good for us. She many times took the side of the seller (” but they are asking this much, and you cannot offer less…”), which made us wonder about whose side she was working for. Frustrated with her, we were referred to another agent who spoke our language (not that it was an issue for us). The connection was better, and so was the chemistry, but fairly quickly, we noticed that she was steering us away from houses that did not offer her a “fat” commission ( in other words, from houses priced lower to her taste). We ended up buying something we liked for a price that was right for us in a perfect location. After that experience, it made me think that if these are the agents out there, who knows how many homebuyers don’t get to buy the house they should? How many homebuyers pay more because their agent did not represent their best interest? How many homebuyers miss out on great houses because there is no one there to guide them through the process and explain what can be done with the house and what not? I knew I could do much better than that.



Can you open up a bit about your work and career? We’re big fans and we’d love for our community to learn more about your work.Real estate is more than buying and selling homes—it’s about trust, vision, and connection. My primary focus is to earn and maintain my clients’ trust. The homeowners and buyers I work with know they can count on me to act in their best interests, protect their investments, and provide insights that go beyond the obvious. Having flipped houses with my wife and worked extensively with investors on rental properties and renovations, I’ve developed a unique ability to see a home not just for what it is, but for what it can become. This perspective allows me to guide sellers in maximizing their sale proceeds and help buyers envision how to transform a house into their dream home. Whether it’s identifying cost-effective improvements, estimating renovation budgets, or forecasting future resale value, my approach ensures my clients make informed decisions and feel confident every step of the way.For home sellers, I bring strategies to increase the value of their property and attract the best offers. For buyers, I help uncover hidden gems—homes in great neighborhoods that others might overlook because of needed updates. Together, we turn those opportunities into places they’ll love while creating value for the future. Investors also trust me to advise them on renovations and layout changes to maximize profits, always with a clear eye on market trends.I’ve been in real estate for 14 years, but I feel like I’m just getting started. My passion for what I do hasn’t waned—it’s only grown. I approach every transaction with the same energy, hunger, and drive that got me where I am today. While I’m proud of my achievements, I know the best is yet to come.My business thrives on 100% referrals, which didn’t happen by chance. It’s a result of hard work, resilience, and the relationships I’ve built, That said, not every client will appreciate my direct, honest style, and that’s okay—I’m here for those who value authenticity and a partner who really cares about them and tells it like it is.



Let’s say your best friend was visiting the area and you wanted to show them the best time ever. Where would you take them? Give us a little itinerary – say it was a week-long trip, where would you eat, drink, visit, hang out, etc.I would take them to the Beltline, the Reservoir Park in Atlanta, the Canton Street restaurants in Roswell, and some South American steak houses in Dunwoody and Alpharetta. I would take them to the Avalon. I would take them to Helen, GA, to experience the fantastic outdoors in that area. I would take them to Lake Lanier to experience some water sports and fun,



Shoutout is all about shouting out others who you feel deserve additional recognition and exposure. Who would you like to shout out?First and foremost, I owe my success to my wife, Arilla (Associate Broker and Licensed Mortgage lender in GA), who introduced me to real estate and supported me in going all in when we had just moved to Georgia, and our financial future was fragile. I also owe my success to my kids, who supported me and helped in any way they could. Moving to Georgia from another country, not knowing anyone, and overcoming language barriers ( and accent), cultural differences, and no sphere of influence (to start with) was hard, and their support was crucial.
